How DryMark Restoration Seattle Was Born in Seattle

We remember the exact afternoon in late 2015 when we knew Seattle needed something different. Alicia Brennan was still working claims adjustment then, sitting in a rental car outside a water-damaged Tudor in Wallingford, rain hammering the roof while a homeowner cried in her kitchen. The restoration crew had just left with a $14,000 invoice and the subfloor was still wet. The moisture meter didn’t lie, but nobody had bothered to show the homeowner what it read. The drying logs were three sentences scrawled on a carbon copy. The insurance company denied half the claim because the documentation didn’t support the bill.

That was the moment. Alicia called us that evening, still parked on a side street off Stone Way, and said: “We’re bringing DryMark here.” Not starting something new. The brand already existed, already had its standards, already knew what dried meant on a technical level. What Seattle didn’t have was a branch that would actually live by those standards. We opened our doors in early 2016 with one commitment: every customer sees the moisture readings, every customer gets the price in writing before we start, and nobody pays for wet wood that got labeled dry.

Alicia Brennan’s Personal Connection to the Damage Restoration Trade

Alicia didn’t stumble into this work. She was pushed into it by curiosity and kept in it by the smell of wet lumber turning to mold.

She started on the insurance side, not the tools side. For years she sat in cubicles in the Denny Regrade, denying claims that should have been paid because the restoration company couldn’t produce a photo of where the water came from, or a dated reading showing the wall was actually dry before they packed up. She learned to read drying logs the way some people read detective novels, spotting the gaps where someone had guessed instead of measured. The work made her angry in a specific way. Not at the adjusters. At the laziness of documentation that cost families their kitchens and their savings.

The turning point came when she finally walked a job site herself, boots sinking into saturated carpet pad in a Bellevue split-level. The technician handed her a thermal camera and showed her the temperature differential where water had wicked up the drywall. She could see it. The cold blue bloom climbing the stud bay like tide coming in. That was the moment the paperwork fell away and the physical reality took over. Water moves. It finds paths through insulation, along electrical runs, behind tile. You can’t argue it away with better documentation. You have to find it, follow it, and prove it’s gone.

She trained for two years before we opened this branch. Crawled through crawl spaces in Shoreline that smelled of river silt. Ran Injectidry systems in Capitol Hill basements until she could hear the difference between a properly sealed mat and a leak that was wasting air. The work is cold, often wet, occasionally claustrophobic. What gets her out of bed is the before-and-after: the reading that starts at 28% moisture content and ends at 11%, the photo of the same corner, dry, with the date stamp proving it.

If she weren’t doing this, she’d probably be in forestry or some other field where you measure living systems and intervene precisely. She likes knowing the number. The number doesn’t care about your sales pitch.

Meet Alicia Brennan - The Person Behind Every Job

Alicia Brennan is Owner and Founder of DryMark Restoration Seattle. She holds IICRC certification in Water Damage Restoration (WRT) and Applied Structural Drying (ASD), and she’s trained in the Haven Standard documentation system that underpins every job we take. Before opening this branch, she spent four years as a claims adjuster specializing in property damage, which means she has read more restoration invoices from the payer’s side than most technicians will see in a career.

That background matters when we’re working in your home. Alicia knows what your adjuster needs to see, what your mortgage holder requires, and what documentation will actually hold up if a claim gets reviewed six months later. She is not a corporate franchise technician rotating through from another state. She lives in North Seattle, shops at the same grocery stores our customers do, and has a personal policy of visiting every job site within the first four hours of setup.

On weekends, she’s usually hiking the trails around Rattlesnake Ledge or restoring a 1978 Volvo wagon that has taught her more about patience than any water loss. Her commitment to you is direct: she puts her name on this branch because she stands behind the readings, the documentation, and the price we give you before anyone touches your home.

Our Promise to Seattle Homeowners

Our values aren’t posters on a wall. They’re policies we had to explain to Alicia when she first joined the DryMark network, and they run under the code H.A.V.E.N.

Have it in writing. Every job gets a flat price, a written scope of work, and a written warranty before we start. No exceptions. We learned this the hard way in our first year, when a homeowner in Ballard asked us to “just do what needs doing” and we spent three weeks negotiating what that meant. Now we write it down. Clause 1 of the Haven Standard.

Arrive on schedule. We give you a real window, name the technician who will arrive, and text you when they’re on the way. Not because it’s fancy, but because Seattle traffic is real and your time is not infinite.

Verified crews. Every pro working under our name is required to hold the license and insurance their state requires. We check it. We keep the records. You can ask for the license number.

Evidence on every job. Photos and moisture readings of what we actually found, what we did, and what we left. This is the core of why DryMark exists. The readings turn a restoration invoice into a claim an insurer will pay without a fight.

No surprises. No door upsell, no scope creep, no “while we’re in here.” The price we write is the price you pay.

These credentials matter because you’re letting strangers into your home during a crisis. The license means we’ve met the state’s minimum competence bar. The insurance means if something goes wrong, there’s coverage. The documentation system means you have proof of what was actually wet and what we actually dried. And the local experience means we know how Seattle’s 37 inches of annual rainfall interacts with mid-century basements, how the clay soils in parts of Bellevue affect foundation seepage, and which apartment complexes in Capitol Hill have the polybutylene pipes that fail in clusters.

Rooted in Seattle

We’re not pretending to be from somewhere else, and we’re not pretending Seattle is interchangeable with any other market. We know the specific challenges of this place: the 1910s Craftsman bungalows with balloon framing that lets water travel horizontally, the new construction in South Lake Union with sealed envelopes that trap moisture, the older buildings in Pioneer Square where the water table sits high and the drainage systems date to the WPA.

Alicia lives here. Our crews drive these highways daily. We’ve dried basements in Magnolia after king tides, extracted sewage backups in older Renton neighborhoods with combined storm lines, and traced roof leaks in Kirkland homes where the cedar shakes had reached end of life. The community we serve is the community we’re part of. That’s not marketing. That’s just geography.
